Who Is Responsible for Fire Damage in a Rental Property?
Fire damage is a scary and intimidating event. When it happens, a lot of people ask this question: “Who is responsible in case of fire damage in a rental property?" The answer is that both the renter and the landlord are responsible for different parts of the building and its contents.
The Landlord’s Responsibilities:
The landlord is responsible for all structural damages caused by fire or other natural disasters that occur on their rental property like hurricanes, floods, or earthquakes. The tenant has full responsibility for their personal belongings and can file an insurance claim through their renter's insurance policy if they have one. My commercial toilet won't stop flushing!
Commercial toilets are quite different from the ones in your home. Bathrooms meant for public use typically use a tankless type of flushing system called a flushometer. These types tend to prevent a toilet overflow more effectively than toilets with a tank, but there are also some disadvantages.
Advantages and Disadvantages
The flushometer has some benefits compared to the tank type:
- The high pressure of the water cleans the bowl better.
- No time is required to fill a tank.
- The force of the water dislodges all but the worst clogs.
One disadvantage is that it requires a larger than normal water supply line to function. Another is that it can spread germs more easily due to a phenomenon called a toilet plume. However, if they break and cause an overflow, you need a licensed commercial plumber to inspect the damage, fix the valve, and clean up any sewer water that spilled out.
How a Flushometer Works
In a typical toilet, when you depress the handle, gravity causes the tank to empty, pulling the water in the bowl down through suction. This works very well in most cases, but it does tend to clog if there is a lot of bulk in the bowl, potentially causing a toilet flood.
The flushometer system has no tank, helping to prevent toilet overflow. When the handle is depressed, it lifts a gasket that’s keeping the water pressure balanced inside the mechanism, creating a sudden, large pressure differential. This causes a blast of clean water to create the siphon necessary to flush the bowl.
How To Fix a Flushometer
If the flushometer won’t shut off, you’ll need to manually close the valve to the toilet. There will either be a slot for a flat-blade screwdriver or a hexagonal head that requires a wrench.
However, there’s also a hexagonal head on top of the mechanism. Don’t open this while trying to stop a toilet from running! The shut-off valve will always face horizontal, not vertical. Once this is turned off, you have time to call a professional who can fix the mechanism.
The flushometer system is very low maintenance and helps prevent a toilet overflow. Once you’ve learned how to shut off the water flow in an emergency, it should give you many years of trouble-free use.

Traditional cleaning methods often aren’t enough to get rid of the smell. Thermal Foggers
When trying to deodorize the smoke odor in a room, a thermal fogger may be used. During the process, a heated deodorizer is sprayed. Since it comes out in the form of fog, it can reach areas that traditional cleaning methods would mix. The cleaning mixture surrounds the smoke particles and absorbs them, making it an ideal neutralizing method. When this technique is used, the business will need to be evacuated.
Air Scrubbers

Be sure to train new employees and perform regular drills to ensure that the emergency escape plan is carried out correctly in the event of a fire.
Test Fire Detection and Suppression Equipment
Many commercial properties are equipped with advanced detection and suppression systems. A fire escape plan should include regular tests to ensure the functionality of detectors and sprinklers. Hardwired alarm systems should have battery backups, and it is important to replace batteries that function as a main or backup power source. Make sure that fire extinguishers are of the appropriate class and filled with suppressant.
Plan Different Evacuation Routes

Our cleaning crew has been responding to proactive and confirmed cases of COVID-19. While our cleaning crew has certainly been busy, this has left the marketing department to use their imagination.
Since the COVID-19 crisis, our SERVPRO team has stepped up and been cleaning local First Responders vehicles. We are very thankful for our first responders and wanted a special way to give back to the community.
Our marketers have not only learned how to use the new equipment, but they have been learning how to fog and spray in an attempt to get rid of any germs that may be present.

Time For a New Water Heater?

Water heaters are essential elements of our home. We use them in daily activities such as taking a bath, using the dishwasher and using the washing machine. But because we use them frequently, it’s sometimes easy to take them for granted and forget that they need to be maintained. Taking notice of the first signs of a problem can help you repair your water heater before it becomes worse.
